Weerts Logistics Parks

Weerts Group develops state-of-the-art logistic properties that are leased to clients, including its own logistics division (WSC), 3PLs and end users. Our expertise as a logistics operator allows us to develop projects designed to meet our clients’ expectations in the best available locations.

Our goal is to build a diversified portfolio (target size 2 million sqm GLA by the end of 2023) with assets that create recurring revenues and retain value over the long term.

To support us in this journey, we have entered into a joint venture with an institutional investor who invests in the finished products developed by our logistics property development division. This allows us to free up funds to accelerate growth and make new investments. Through our role as manager of the property held by the joint venture, we remain in close contact with our customers, enabling us to identify and anticipate new development opportunities.

Semi-industrial

Weerts Group started its activities in Hungary in 2016, with the development of what we call “SME units”.

The activity consists of building and selling semi-industrial real estate units ranging from 100 sqm to 2,000 sqm in Budapest and its surroundings. These units offer local SMEs the potential to expand immediately in the region.

Between 2016 and 2021, we developed and sold an average of 10,000 sqm per year. We have now secured land positions that should allow us to increase the volume to 15,000 to 20,000 sqm per year.

Weerts Offices

Unirii View is our first major office project in Romania. Rising to a height of approximately 73 m, Unirii View offers a 360° panoramic view of the city. The electrifying atmosphere of its cosmopolitan neighbourhood is best appreciated when viewed through its large windows. Unirii View offers 18,000 m² of rentable space. The building is now fully operational and 100% let. It generates recurring rental income from 14 tenants.

Central View will be the second office building in Bucharest with approximately 13,500 sqm of leasable space and 230 parking spaces. The 11-storey building is scheduled for delivery in the first quarter of 2024.

Central View will be the most iconic Class A office building to be delivered in Bucharest’s central business district in the last 20 years. It will enrich the skyline and bring a whole new perspective to Victoriei Square.

Residential

Our residential real estate division is currently active in two countries: Belgium and Luxembourg. Weerts Group adapts its strategy to the specific market conditions.

In the Belgian residential real estate division, the focus is on building a portfolio of houses and flats in the greater Liège area, our home market and the one we know best.

In Luxembourg, the strategy takes into account the higher purchasing power and the policy of the Luxembourg government to increase the population of the Grand Duchy. These factors have a direct influence on the market, with property prices significantly higher than in Belgium. Our objective in Luxembourg is to develop residential projects for sale.
